SAFE Agent (Safe Agent Fully Endorsed) is an organisation denoting firms that protect landlords’ and tenants’ money through client money protection schemes.

The agent reassures landlords that their money is kept separate from the operating funds of the firm. SAFE agent also offers a safeguard for tenants too, offering peace of mind that their deposits are well protected by the agents.

Safe Agent is an accreditation scheme for property lettings and management agents. It is a scheme backed and funded by the Government and supported by various property industry professional bodies.

We at Redbrick Properties are SafeAgent accredited, meaning a first class standard of customer service is guaranteed and a secure protection of your money is assured. The accreditation also means that if anything goes wrong, there is a complaints procedure in place run by an independent body.

What can tenants expect from SafeAgent accredited agents?

  • Before a tenancy starts, we as the letting agents will ensure that certain service standards are met. First and foremost, you can be sure that the property will have undergone all necessary safety checks on furnishings as well as gas and electrical services.
  • Ensure that you are provided with copies of safety certificates.
  • Provide you with details of utility providers and the Local Authority in the area in order that you can arrange for accounts to be set up.
  • Respond to your requests for maintenance and repairs.
  • Tend to all necessary maintenance and repairs.
  • Respond to all queries promptly.

What can landlords expect from SafeAgent accredited agents?

  • We as the letting agents will provide you expert advice where necessary.
  • Arrange all safety checks upon your request.
  • Explain your rights and responsibilities as the landlord and the tenant’s rights and responsibilities.
  • Referencing and credit checking all prospective tenants.
  • Collect rent and pass it on to you every month or as otherwise agreed.
  • Provide you with a statement of account as often as agreed, usually monthly.
  • Arrange to have routine maintenance work carried out.
  • Arrange and carry out all inspections; check-in, mid-term and end.

My Deposits

Since April 2007, all landlord and letting agents who take a deposit from their tenant on an Assured Shorthold Tenancy must protect the deposit in a Government authorised deposit protection scheme.

‘My Deposits’ is a Government approved tenancy deposit protection scheme. It is in place to enable landlords and letting agents to take and hold a deposit for the duration of the tenancy, and then return the agreed amount to the tenant at the end of their stay. It is common practice for a letting agent/landlord to take a deposit from tenants as a safeguard should problems occur during a tenancy and/or the tenants breach the terms of their contract.

If in an unlikely event that the amount of deposit returned is under dispute between landlord/letting agent and tenant, My Deposits offer Alternative Dispute Resolution service; a free service which employs impartial and professional adjudicators.

The Property Ombudsman

The Property Ombudsman (TPO) is a Government approved organisation which seeks to provide better consumer protection for landlords and tenants, by guaranteeing conflict resolution and raising the standards of service in the property industry. The Property Ombudsman claims to provide a free, fair and independent service for dealing with unresolved disputes between the letting agent and the client.

How do tenants and landlords benefit from the TPO scheme?

The Property Ombudsman Letting Code of Practice requires us as the agents to meet all legal obligations. Here at Redbrick Properties we like to go beyond this and offer you the best possible practice. Including:

  • A duty of care; we always work in the best interest of you as the client.
  • Impartiality; we as the letting agents must make sure that no tenants or landlords are at any disadvantage because they are unfamiliar with any aspect of the letting process.
  • Access; we keep an accurate records of the keys held and must inform current tenants of any access required except in emergency cases.

What else can landlords expect?

  • Recommended rents – As the agents we will give a rental figure which takes in to consideration the standard of your property and the current market conditions.
  • Terms of Business – We as the agents will provide you with Terms of Business that confirm your requirements and clearly state and explain all fees.
  • Marketing your Property – We will comply with the various requirements about the marketing of your property.
  • Viewings – We will conduct viewings upon the landlord’s instructions on how viewings should be conducted. All feedback will be recorded and passed on to you, the landlord.
  • References – We will take due care in obtaining valid references for all potential tenants.
